A grande importância da reabilitação do edificado construído com sustentabilidade possibilita
que se alcance um futuro mais promissor às gerações vindouras. É importante que se tenha
consciência dos impactes negativos da construção civil num estado de insustentabilidade. Neste
contexto, este estudo tem como principal objetivo investigar que, ao reabilitar um edifício, será
possível melhorar o seu desempenho energético e reduzir o seu impacte ambiental e preservar
a sua identidade.
Seguiu-se a metodologia de estudo de caso de um edifício situ na Rua do Vale Formoso, da
freguesia de Marvila, Lisboa, construído em 1932 e reabilitado no ano de 2005. A análise do caso
de estudo demonstra que a reabilitação do edifício destinou-se a devolver ao edifício a sua
função habitacional original, mas sem ser projetada para uma reconstrução sustentável.
Partindo dos resultados obtidos, poderá inferir-se que ainda há muito que pode ser feito em
prol da promoção da sustentabilidade no setor da construção civil. Isso foi verificado a partir da
pesquisa do estudo realizado em que foi possível constar que se reabilitou um edifício, mas sem
premissas de sustentabilidade. A realidade portuguesa tem-se alterado progressivamente, não
sendo a mesma desde o período compreendido entre 1930/1940 a 1990 no qual a construção
foi desmedida. A importância e a consciencialização da necessidade de reabilitar alteraram-se e
ganharam um novo significado no setor da construção. Neste cenário, a reabilitação assume-se
como tema em franco crescimento, decorrente da necessidade de reabilitação do parque
habitacional português. Todavia, nem sempre se alia a sustentabilidade à reabilitação, sendo
esta uma interligação que deve estar presente nas estratégias, nos processos e nas práticas.
ABSTRACT: The great importance of the rehabilitation of the building built with sustainability makes it possible to achieve a more promising future for future generations. However, it is important that those responsible for the construction industry are aware of the negative impacts that can result from an unmistakable state of unsustainability. In this context, this study has as main objective to demonstrate that, when rehabilitating a building, it will be possible to improve its energy performance and to reduce its environmental impact and to preserve its identity. The case study methodology of a building was located in Rua do Vale Formoso, in the parish of Marvila, Lisbon, built in 1932 and rehabilitated in 2005. The analysis of the case study shows that the rehabilitation of the building was intended to restore the building to its original housing function, but not designed for sustainable reconstruction. Based on the results obtained, it can be inferred that there is still much that can be done to promote sustainability in the construction sector. This was verified from the study study carried out in which it was possible to record that a building was rehabilitated, but without sustainability premises. The Portuguese reality has changed progressively, not being the same from the period between 1930/1940 to 1990 in which the construction was excessive. The importance and awareness of the need to rehabilitate have changed and gained a new meaning in the construction sector. In this scenario, rehabilitation is a growing topic, due to the need to rehabilitate the Portuguese housing stock. However, sustainability is not always linked to rehabilitation, be present in the strategies, processes and practices.
