O presente Projecto Final de Mestrado foca-se na descoberta de novos usos para a reutilização de edifícios pré-existentes, a sua interligação com a escala do bairro e da cidade.
Propõe-se a reabilitação, do antigo Conjunto Monumental Fabril da Companhia Industrial de Portugal e Colónias, pertencente à actual “NACIONAL – Companhia Industrial de Transformação de Cereais, S.A”. Ao explorar e estudar estes edificados como um potencial de reabilitação, procura-se desenvolver uma proposta na óptica de reaproveitar as pré-existências da cidade, deixadas ao esquecimento e abandono, para responder à elevada procura habitacional, resultante da contínua expansão urbana.
Neste seguimento, será elaborado um modelo de habitação, tendo em consideração as premissas actuais para a reabilitação do Património Industrial, para preservação do edificado existente (o possível), e construção de novas formas de arquitectura, criando uma ligação entre o passado da nossa cidade e comunidade, e o futuro.
Será estudada a arquitectura industrial, procurando conhecer e explorar certas limitações, como também, tirar proveito das suas morfologias. Num misto de linguagens arquitectónicas e históricas, nasce um projecto, que promove a reconversão de usos, tirando partido do que em tempos foi habitado.
Este projecto e novo uso, baseado numa das premissas contemporâneas da actualidade, procura oferecer uma versatilidade e flexibilidade futura, de forma a poder ser adaptado a novos usos no futuro, mantendo uma constante resposta, e coerente, às necessidades da população local.
ABSTRACT: This Final Master’s Project focuses on the discovery of new uses for the reuse of pre-existing buildings, their connection with the neighborhood and city scale. It proposes the rehabilitation, of the former Monumental Factory Complex of the Industrial Company of Portugal and Colonies, belonging to the current “NACIONAL – Companhia Industrial de Transformação de Cereais, S.A”. By exploring and studying these buildings as a potential of rehabilitation, it is seeked to develop a proposal to reuse the pre-existing buildings of the city, left to oblivion and abandonment, to meet the high demand for housing, resulting from continuous urban expansion. On this matter, a housing model will be developed, taking into account the current premises for rehabilitation of the Industrial Heritage, to preserve the existing building (what is possible), and build new forms of architecture, creating a link between the past of our city and community, and the future. The industrial architecture will be studied, in order to learn and explore certain limitations, as well as to take advantage of its morphologies. In a mix of architectural and historical languages, a project has risen, that promotes the adaptive reuse, taking advantage of what was once inhabited. This project and new use, based on one of today’s contemporary premises, seeks to offer future versatility and flexibility, so that it can be adapted to new uses in the future, maintaining a constant and coherent response to the needs of the local population.
