O Trabalho Final de Mestrado propõe a revitalização de uma parcela localizada no lado terra da Avenida 24 de Julho, no Aterro da Boavista, partindo do enunciado do concurso Saint Gobain 2022. Trata-se de uma zona da cidade ainda marcada pela presença da antiga atividade industrial portuária, cuja transformação se torna essencial para responder às novas dinâmicas urbanas. O objetivo central do projeto é regenerar este vazio urbano através da introdução de novos usos, valorizando o sentido de comunidade, a centralidade e o património existente. A proposta assenta na criação de um novo edifício multiusos, de carácter híbrido, que articula habitação, comércio e espaços de lazer. Este objeto construtivo procura dialogar com a escala e a materialidade da envolvente, marcada tanto pelos edifícios contemporâneos previstos no plano de pormenor de Carrilho da Graça como pelas pré-existências dos séculos XVIII e XIX. Inclui-se também a reabilitação de um edifício municipal existente, intervencionado de forma a restituir-lhe a coerência espacial e dotá-lo de um programa flexível, cultural e produtivo. A localização estratégica do conjunto, a poucos metros da Praça Dom Luís I, acentua a urgência da sua requalificação, oferecendo uma resposta programática à crescente vitalidade do eixo Santos-Cais do Sodré.
The Master's Final Project proposes the revitalisation of a plot located on the landward side of Avenida 24 de Julho, within the Aterro da Boavista area, based on the brief from the 2022 Saint-Gobain competition. This area of the city remains marked by the legacy of former industrial port activity, whose transformation is essential to respond to new urban dynamics. The central aim of the project is to regenerate this urban void through the introduction of new uses, enhancing the sense of community, centrality, and existing heritage. The proposal is based on the creation of a new multi-purpose building, with a hybrid character, combining housing, commercial spaces, and areas for leisure. This built object seeks to establish a dialogue with the scale and materiality of its surroundings, which include both contemporary buildings foreseen in Carrilho da Graça’s detailed plan and the existing architecture from the 18th and 19th centuries. The project also includes the rehabilitation of an existing municipal building, redesigned to restore its spatial coherence and to accommodate a flexible cultural and productive programme. The strategic location of the site, just a few metres from Praça Dom Luís I, reinforces the urgency of its redevelopment, offering a programmatic response to the growing vitality of the Santos–Cais do Sodré axis.
