Abstract(s)
O mercado imobiliário atravessa por uma fase de aumento do valor das rendas, inflacionado devido ao aumento da procura e à falta de oferta. Tomando este sentido e assumindo a fraca dinâmica de nova construção em Portugal, a reabilitação urbana apresenta um incremento da sua relevância na atenuação da carência de edificado que corresponda a todas as necessidades da população.
No decorrer do estágio curricular, foi notório a falta de edificado, especialmente habitacional, com rendas que se enquadrem aos rendimentos da maioria da população residente. Os montantes tendem a ser muito avultados e inflacionados pelos valores mais altos, praticados em época excecional de Feira Nacional do Cavalo. A falta de habitação com rendas adequadas e o aumento das habitações devolutas ou com utilização temporária, promoveu o avanço para a identificação dos edifícios que se encontram em pior estado de conservação na vila de Golegã. Foram executadas saídas de campo de reconhecimento do edificado que permitiram a identificação e a caraterização dos edifícios, através do preenchimento de uma “Ficha de Caraterização do Edificado”. Foram nomeados os pontos mais degradados visíveis da via pública, recolhidas fotografias e determinados os seus proprietários, para que sejam notificados para procederem a obras de reabilitação e de manutenção das suas propriedades.
Pretende-se que a elaboração deste levantamento constitua uma opção de dinamização através da reabilitação urbana, que promova a vila de Golegã, orientando a população local para o investimento no seu património.
The real estate market is going through a phase of increasing rent value, inflated due to rising demand and lack of supply. Taking this logic and assuming the weak dynamic of new construction in Portugal, urban rehabilitation presents an increase in its relevance in mitigating the lack of buildings that meets all the needs of the population. In the course of the curricular internship, the lack of buildings, especially housing, with rents that fit the income of the majority of the resident population was notorious. The amounts tend to be very high and inflated by the highest rent values, practiced during the National Horse Fair. The lack of housing with adequate rents and the increase of vacant or temporary housing has led to the identification of buildings that are in the worst condition in Golegã. Field recognition were carried out allowing the identification and characterization of buildings by completing a “Building Characterization Sheet”. There were nominated the most degraded points, that were visible from the road, photographs were taken and their owners were identified so that they would be notified to carry out rehabilitation and maintenance of their properties. It is intended that this research of this study will be an option to boost through urban regeneration, which promotes the village of Golegã, guiding the local population to invest in their heritage.
