Edificado em 1938, serviu os propósitos de fábrica. Inicialmente como fábrica de condutores elétricos D'Avila, depois como Casa Bertrand, em meados de 1956, e por último como a Gráfica do Dafundo, onde se publicavam jornais e revistas, tais como o Correio da Manhã, entre outras. O imóvel encontra-se devoluto há vários anos e está localizado no Dafundo, situado na frente ribeirinha de Algés, Dafundo e Cruz Quebrada, situada na margem norte do estuário do Tejo. A adaptação e a reabilitação do edifício, visa transformar um espaço, industrial já obsoleto e desmantelado, num ambiente residencial em que o comunitário e o inclusivo, sejam as premissas. A valorização do espaço partilhado, promove a interação social, em detrimento do espaço privado. Pretende-se promover e fomentar uma comunidade diversa com culturas, condições sociais e económicas diferentes, promovendo a partilha, a solidariedade, a inovação, a troca de ideias e reverter o processo de gentrificação. O projeto urbano foi pensado numa lógica de camadas e propõe restabelecer a ligação entre o território habitado e o estuário do Tejo, passando pela resolução das problemáticas identificadas. O presente projeto preserva a leitura arquitetónica e a estrutura existente, com o sistema pilar/viga/pilar, respeitando o património construído e integrando novos usos habitacionais e coletivos na malha estrutural pré-existente. A intervenção assenta na manutenção da imagem do edificado (alçados), na organização do espaço em diferentes tipologias habitacionais (T0, T1, T2) e na criação de áreas comuns como lavandarias, cozinhas comunitárias e salas multifuncionais. Estas tipologias partilhadas visam garantir acessibilidade económica à habitação, oferecendo uma alternativa mais sustentável ao mercado, atenuando a pressão imobiliária local, reforçando o tecido social e a economia da zona.
Built in 1938, it served the purpose of a factory. Initially served as the D'Avila Electrical Conductors Factory, later becoming Casa Bertrand around 1956, and finally operating as the Dafundo Printing House, where newspapers and magazines such as Correio da Manhã, among others, were published. The property has remained vacant for several years and it is located in Dafundo, situated along the riverside front of Algés, Dafundo, and Cruz Quebrada, on the northern bank of the Tagus estuary. The adaptation and rehabilitation of the building aim to transform an obsolete and dismantled industrial space into a residential environment where community and inclusivity are the guiding principles. Emphasizing shared space encourages social interaction over private space. The intention is to foster and promote a diverse community with different cultural, social, and economic backgrounds, promoting sharing, solidarity, innovation, and the exchange of ideas, while reversing the process of gentrification. The urban project was conceived with a layered approach and proposes to re-establish the connection between the inhabited territory and the Tagus estuary by addressing the identified issues. The current project preserves the architectural identity and existing structure, following the pillar/beam/pillar system, respecting the built heritage while integrating new residential and collective uses into the pre-existing structural framework. The intervention is based on maintaining the building’s exterior appearance (elevations), organizing the space into various housing typologies (studio, one-bedroom, and two-bedroom units), and creating shared areas such as laundries, communal kitchens, and multipurpose rooms. These shared typologies aim to ensure economic accessibility to housing, offering a more sustainable alternative to the market, alleviating local real estate pressure, and strengthening the area's social fabric and economy.
