O presente trabalho parte de um enquadramento histórico das Ilhas de São Tomé e Príncipe, de uma análise do património cultural que tem vindo a desaparecer devido ao abandono e esquecimento. As empresas agrícolas, designadas por “roças”, foram em tempos importantes espaços de natureza cultural, social, económica e ambiental e contribuíram para a fundação e desenvolvimento de São Tomé e Príncipe. Assim, evidenciou-se os aspetos importantes que marcaram as roças, desde o seu contexto histórico, social e urbanístico.
O segundo capítulo é analisado o conceito de sustentabilidade e as suas três dimensões, social, económico e ambiental, no sentido de compreender a importância de serem consideradas pelo arquiteto ao intervir na roça, quer seja à escala urbana ou do edificado, tendo em conta o seu impacto no presente e futuro desenvolvimento. Ainda neste capítulo ir-se-á apresentar estratégias de desenho de arquitetura bioclimática passiva adequada às condições geográficas e climáticas da Ilha.
O conhecimento adquirido sobre estas questões propõe assim o (re)desenho urbano da roça Porto Alegre, a reabilitação/ transformação da antiga fábrica de óleo de palma em um novo um equipamento e por último a proposta de uma habitação sustentável.
A proposta de habitação sustentável apresentará soluções construtivas de baixo custo, empregando materiais e técnicas que possibilitem/garantem a qualidade da construção, a necessidade de aproveitar os recursos naturais trazendo assim benefício social, bem-estar e qualidade na habitação.
ABSTRACT: The present work starts from a historical framework of the islands of São Tomé and Príncipe and an analysis of the cultural heritage, which has disappeared due to abandonment and neglect. Agricultural enterprises, known as "Roças", were once important cultural, social, economic and environmental spaces and contributed to the foundation and development of São Tomé and Príncipe. Thus, the important aspects that marked these places are evident, from their historical, social and urban context. The second chapter analyzes the concept of sustainability and its three aspects, social, economic and environmental, in order to understand the importance of their consideration by the architect who intervenes in the Roça. Whether urban or built, taking this impact into account in present and future developments is essential. Passive bioclimatic architecture design strategies, adequate to the geographic and climatic conditions of the island, are also included in this chapter. The knowledge acquired from the previous studies thus aids the urban (re)designing proposal of the Porto Alegre Roça, the rehabilitation/transformation of the old palm oil factory, the respective necessary equipments, and finally the sustainable housing proposal. The sustainable housing proposal will present constructive solutions at low costs, employing materials and techniques that enable and guarantee quality of construction. The necessity of taking advantage of natural resources, thus bringing social welfare, well-being and quality of housing, is also studied.
