O presente trabalho apresenta um guia de boas práticas voltados para a reabilitação sustentável em edifícios localizados em centros históricos. A proposta de estudo teve origem nos constrangimentos que as reabilitações em centros históricos associados à sustentabilidade apresentam. Diante disto, levantaram-se as adequações necessárias do PMBOK para atender os projetos com estas particularidades. Diante da extensão deste universo centrou-se este estudo nas fases de iniciação e planejamento uma vez que estas, tem maiores impactos na execução do projeto, no que diz respeito à qualidade e ao custo.
Três pilares sustentam o trabalho a saber: a reabilitação de edifícios em centros históricos; a sustentabilidade no desenvolvimento imobiliário e a gestão de projetos aplicada ao setor da construção civil.
O principal contributo à sociedade acadêmica e científica está no entendimento de que o Gestor de Projetos deve estar presente antes da elaboração do Termo de Abertura e que este deve ser um Arquiteto especialista em reabilitação de edifícios históricos. Além disso concluiu-se a necessidade da inserção de duas áreas de conhecimento na estrutura do PMBOK, nomeadamente Diagnóstico da Pré-existência e Gerenciamento da Sustentabilidade.
This paper presents a good practices guide dedicated to sustainable rehabilitation to buildings located in historic centers. The study proposal came up in the face of finding several challenges when combining rehabilitations in historical centers and sustainability issues. From this point of view, some necessary adjustments of the PMBOK were evaluated to meet the projects with these particularities. Considering the extent of this universe, this study focused on the stages of Initiation and Planning, because of the impacts they represent for the final product, concerning to quality and cost. Three pillars support the work: the rehabilitation of buildings in historic centers; sustainability in real estate development and project management applied to the construction sector. This works main contribution to the academic and scientific society is in the understanding that the Project Manager must be present before the elaboration of the Opening Term and that to fulfil this role it must be an Architect specialized in rehabilitation of historic buildings. In addition, it was raised the need for the insertion of two areas of knowledge in the PMBOK structure, namely Pre-existence Diagnosis and Sustainability Management.
