Requalificação urbana na conquista do rio Tejo

As cidades, com o passar do tempo envelhecem, envelhecem as populações e os seus edifícios. Alguns deles são ultrapassados pelo tempo perdendo a sua funcionalidade e tornando-se obsoletos. Consequentemente surgem espaços abandonados, degradados, que contribuem para a desvalorização da zona em que estão inseridos e dão origem a vazios urbanos, que se vão instalando silenciosamente. Os territórios das cidades contemporâneas, junto aos planos de água, encontram-se invadidos por esses vazios urbanos e consequentemente, por espaços públicos degradados, o que afasta a população da frente ribeirinha.
Requalificar a frente ribeirinha de Braço de Prata, através da reabilitação do antigo Edifício da “Tabaqueira” é o grande desafio deste projeto que vem dar continuidade ao trabalho desenvolvido na Unidade Curricular de Laboratório de Projeto VI. O tema, a desenvolver, enquadra-se no âmbito da Requalificação Urbana e Reabilitação de Espaços Urbanos de Cariz Industrial. De salientar, que a conceção do mesmo foi orientada para dar resposta às necessidades da indústria e não das populações. Procura-se uma articulação entre a reabilitação arquitectónica e a requalificação da frente de água, de modo a promover uma dicotomia entre rio e a cidade.
O presente exercício de arquitetura aborda esta problemática, procurando estudar o passado, compreender o presente, e encontrar respostas a necessidades futuras.
Com o afastamento progressivo da indústria, a zona de Marvila ficou marcada por um conjunto de edifícios devolutos sem qualquer tipo de funcionalidade, tornando imperativa a formulação de estratégias de intervenção que visem a restruturação do tecido urbano e a requalificação do espaço público. Assim, de acordo com as premissas delineadas, este projeto procura contribuir para a revitalização da zona ribeirinha, preservando a identidade e a memória do edificado, a par da requalificação da frente de água, assegurando um adequado relacionamento da população com o rio.
ABSTRACT: Cities, over time, age, age populations and their buildings. Some of them are outdated by time losing their functionality and becoming obsolete. Consequently, there are abandoned, degraded spaces that contribute to the devaluation of the area in which they are inserted and give rise to urban voids, which are installed silently. The territories of the contemporary cities, next to the water plans, are invaded by urban voids and, consequently, the degraded public spaces, which distances the population from the riverside front. To requalify the riverside front of Braço de Prata, through the rehabilitation of the old "Tabaqueira" Building, is the great challenge of this project that continues to work in the Project VI Curricular Unit. The theme, to be developed, falls within the scope of Urban Rehabilitation and Rehabilitation of Industrial Spaces. We seek a link between architectural rehabilitation and the requalification of the waterfront, to promote a dichotomy between river and city. It should be noted that the concept of the project was geared to meeting the needs of industry and not of people. The present exercise of architecture addresses this problem, seeking to study the past, to understand the present, and to find answers to future needs. With the progressive departure of industry, the area of Marvila was marked by a set of empty buildings without any type of functionality, making it imperative to formulate intervention strategies that aim at the restructuring of the urban fabric and the requalification of the public space. Thus, according to the premises outlined, this project seeks to contribute to the revitalization of the riverine zone, preserving the identity and memory of the building, along with the requalification of the waterfront, ensuring an adequate relationship of the population with the river.
