Resumo(s)
O presente relatório de estágio aborda a questão do reuso adaptativo, no contexto do
do programa REVIVE.
diversos aspetos, a localização, a acessibilidade e situação contextual, as características e as
investimento.
This internship report addresses the issue of adaptive reuse, in the context of architectural heritage, for tourism purposes, having as a case study the REVIVE program. It is integrated in the Master of Human Geography: Globalization, Society and Territory, presented to the Institute of Geography and Spatial Planning (IGOT), and the internship was carried out at Turismo de Portugal, integrated in the multidisciplinary team of Transverse Projects to the Tourist Offer of the Valorisation of the Offer Direction. It is guided by questions of operative origin, directed to the case study. This report aims to understand which attributes are most valued by investors in the properties that have been put up for tender in the REVIVE program and which are the criteria that guide their investment options. To answer the questions, the analysis of documents provided by Turismo de Portugal and surveys of investors in the REVIVE program were used. The results of the investigation led to the conclusion that the investors are interested in the architectural heritage of the country and are open and available to collaborate on adaptive reuse projects for tourist purposes. Criteria related to various aspects, namely the location, accessibility and contextual situation, characteristics and investment needs was evaluated and their importance for the decisions of the investors was analysed. From the criteria evaluated, it was found that the investors of the REVIVE program, in their decision-making process, value a combination of criteria related to different aspects, but, just because some criteria are considered more relevant, it does not mean that the remaining criteria are not relevant in the decision-making process. The history of the real estate, that is, its historical value, is one of the criteria most valued by the investors, and, due to the characteristics of the properties introduced in the program, it is present in all properties. The classification of the real estate is also valued, as investors consider this an advantage for investment. The locations of properties on the coast and in central locations are especially appraised by investors, as well as the accessibility of real estate and their proximity to public transport. It was also observed that investors consider the criterion of the estimated amount of investment for the recovery of the property relevant in the investment decision-making process.
