The requirement of thermal comfort levels and the interior air quality in buildings has increased greatly in recent years. As a consequence, the energy consumed by heating, cooling and air conditioning systems (HVAC) represents approximately half of all energy consumed in buildings. People in service buildings have shown especially disinterested by energy saving, which causes an increase of the energy consumption, with impacts on the environment. In this context, energy efficiency appears as an important concept to minimize the economic and environmental damages caused by the large amount of energy requested by climatization systems. The present work consists of a study of two measures of energy efficiency and its impacts on thermal comfort, air quality and final energy consumption. It will comprehend a comparison between the actual and forward operation of HVAC system by the application of the energy efficiency measures, with the help of a computational dynamical simulation software, EnergyPlus. The results obtained in this work showed that the natural ventilation is a viable way to promote the thermal comfort of the occupants and the interior air quality, allowing a significant reduction of the electric energy consumption for the air conditioning. The application of the energy efficiency measures represents an investment of 18250€ and a return of more than 16500€ per year. This project expects a payback of 1.1 years, which represents a short period of return investment and it means that the implement of energy efficiency measures are economically feasible.
