Tendo como premissa a necessidade de se fomentar o mercado de arrendamento nacional, esta Dissertação visou investigar os veículos de investimento Real Estate Investment Trusts (REIT), o seu potencial e a adequabilidade e importância da sua introdução em Portugal.
Procurou-se assim estudar, analisar e apresentar o potencial deste instrumento, enquanto veículo de captação de investimento para o sector imobiliário e enquanto mecanismo de sustentação do fortalecimento do mercado de arrendamento urbano nacional - pelo seu potencial efeito de estímulo da construção e reabilitação, e pela sua potencial possibilidade de assim proporcionar uma nova e adequada oferta de habitação no país - nomeada e especificamente "a todos aqueles que não têm resposta por via do mercado" (2ª Objetivo Estratégico da "Nova Geração de Políticas de Habitação").
A abordagem desta Dissertação ocorreu assim num quadro e num momento em que a introdução, em Portugal, das sociedades de investimento imobiliário tipo REIT, ganhou destaque como uma possível solução para o desenvolvimento do sector da habitação nacional. São vistas como um veículo bem-sucedido de atração e aproveitamento do interesse crescente do capital estrangeiro no sector imobiliário português e de transformação do investimento imobiliário em financeiro. Possibilitam, também, aos pequenos e médios investidores individuais portugueses oportunidades de investimento em projetos imobiliários nacionais e estimulam, igualmente, a poupança e a sua retenção no País.
Com base em todo a investigação realizada e trabalho desenvolvido, apresentaram-se no final as linhas gerais que se consideraram mais pertinentes para a implementação deste veículo de investimento imobiliário em Portugal.
The aim of this dissertation was to investigate the Real Estate Investment Trusts (REIT), its potential and the adequacy and importance of its introduction in Portugal. Thus, the objective of this investigation was to study, analyze and present the potential of this instrument as a vehicle for attracting investment in the real estate sector and as a support mechanism for the strengthening of the national urban rental market - for its potential stimulating effect on construction and rehabilitation, and for its potential to provide a new and adequate supply of housing in the country - specifically to "all those who do not have a market response" (2nd Strategic Objective of the "New Generation of Housing Policies"). The approach of this Dissertation was thus in a context and at a time when the introduction of REIT real estate investment companies in Portugal was highlighted as a possible solution for the development of the national housing sector. They are seen as a successful vehicle for attracting and taking advantage of the growing interest of foreign capital in the Portuguese real estate sector and transforming real estate investment into financial. They also enable small and medium-sized Portuguese individual investors to invest in national real estate projects and also stimulate savings and retention in the country. Based on all the research carried out and work developed, the general guidelines that were considered most relevant for the implementation of this real estate investment vehicle in Portugal were presented at the end.
